Century Village recorded-price study — October 31, 2026 Eight purposefully selected subdivisions, three random parcels per subdivision. Not representative of all 29 subdivisions; do not infer Village-wide rates or price levels. County searches: street name = subdivision name, ZIP = 33417. Full-result CSV exports (not just first page) were deduplicated by parcel ID; records retained when address contains subdivision name, municipality field is UNINCORPORATED 33417, and parcel ID has 17 digits. Each selected detail record was verified to be in its Century Village condominium complex. The eight frames total 2,864 unique parcels. Owner names and mailing addresses were discarded. Reproduction: sort each frame by parcel ID; initialize Python random.Random(20261031) once; sample(frame,3) in order Andover, Cambridge, Northampton, Somerset, Wellington, Windsor, Chatham, Kent. The retained sample-frame.csv contains the full deduplicated frame, and selected-parcels.csv records the draw. No replacement selected on basis of price pattern. 24 parcel SALES INFORMATION tables inspected directly with the public browser. Ledger contains all 180 entries. Screen: instrument exactly WARRANTY DEED and price >100 (dollars). This is a preliminary screen, NOT qualified/arms-length sale verification. 72 nominal entries (<=100) and 8 other non-nominal instruments were set aside. 100 candidate entries reduce to 97 date/amount observations after collapsing same parcel/date/amount/type repetitions for display and direction calculations, while preserving all original book/page references in the CSV. 22 parcels have two or more candidate observations. All 22 contain at least one increase between successive observations; 15 also contain at least one decrease. No rate or magnitude estimated for all Century Village. No weighting or inflation adjustment. Periods, holding times, conditions and ownership circumstances differ. No annual index or forecast. The four prior Dorchester pilot units are not included. Original deed images unavailable: Clerk linked viewer returned a connection timeout. Property Appraiser entries and links verified; documentary stamp evidence and arms-length status not verified. No nominal transfer used as an ordinary resale. Unknown renovation, partial interest, bundled deed, related party and foreclosure circumstances can invalidate market-price interpretations. County first-of-month historical dates may have limited precision. Only prices reported in available histories, not all original deeds back to construction. Synagogue proximity is discussed as a plausible demand factor and resident observation, not measured in this sample. No classification of residents by religion. No premium estimate or inference of causality. Matched contemporary sales, unit condition, floor, size, association finances, fees and actual permitted walking routes would need comparison. Context from FDOT's reproduced 1969 ad, Federal Reserve History, Stet's October 24 2023 reporting, Realtor.com's August 2026 summary, DBPR, and Chabad is separately attributed on the webpage. Contextual statistics do not form a single continuous dataset with this sample.
