Your permanent home.
A benefit worth
checking.

Florida’s homestead property-tax exemption may help qualifying owners reduce taxable value. For a Century Village unit, start with the Palm Beach County Property Appraiser.

Ownership alone is not enough

Does the unit qualify as your permanent home?

The Property Appraiser’s guidance requires qualifying ownership and permanent Florida residence at the property as of January 1. It also addresses conflicting residency-based tax benefits claimed elsewhere.

A condominium can qualify. A vacation property, investment unit, or a seasonal stay does not automatically qualify merely because you own it. Ask the Property Appraiser to assess your circumstances.

“55+” and “homestead” are different. Age-restricted community eligibility does not establish eligibility for a property-tax exemption. UCO, WPRF, and your association do not grant this exemption.

What the benefit means

A reduction in taxable value—not a cash payment.

The basic exemption can reduce assessed value by up to $25,000 for applicable taxes. An additional exemption applies to qualifying value above $50,000 for non-school levies and is adjusted for positive inflation.

The Department of Revenue lists the maximum additional exemption for 2026 as $26,411. Actual savings depend on property value, applicable levies, and other factors. The maximum exemption amount is not the amount of money deducted from your tax bill.

Homestead also connects to the Save Our Homes assessment limitation. This limits qualifying annual assessed-value increases to the lower of 3% or the applicable CPI change, but does not guarantee that the entire tax bill cannot rise.

Use the official application process

Check January 1 eligibility and the filing deadline.

The normal filing deadline is March 1 for the benefit year, based on January 1 eligibility. Confirm the year’s actual deadline and any late-filing options directly with the Property Appraiser.

Its official page offers online, in-person, and mailed application routes and a documentation checklist. Review that checklist before applying.

Submit personal identification and supporting documents only through the official process. This community website does not receive applications.

Questions for Century Village buyers

Do not budget from the seller’s tax bill alone.

Ask how a purchase may change the unit’s assessed value and taxes. A seller’s exemption and accumulated assessment protection should not be assumed to become yours.

Use the Property Appraiser’s estimates and ask about a new application and any portability benefit from a previous Florida homestead. Have your adviser explain the expected ownership costs before closing.

Keep your status accurate

Ask before renting or changing ownership.

Rental use, a move, a title change, or another change in circumstances can affect exemption eligibility. Contact the Property Appraiser before assuming an exemption continues. Report changes that affect eligibility.

Association permission to rent does not decide homestead eligibility, and a homestead approval does not override association occupancy requirements.

Ask about additional exemptions if circumstances such as age, income, disability, or surviving-spouse status may be relevant. These have separate qualifications; living in a senior community does not automatically qualify you.

Check the rules. Apply through the source. Keep your information current.
