UCO and shared community property.
The UCO financial statements for the year ended December 31, 2025 describe UCO’s purpose as administering, maintaining, and operating common areas. The 2024 working budget includes lines for community services such as transportation, security, cable, road repairs, and landscaping and irrigation.
The audit distinguishes certain common real property and related common areas—such as roads and bridges acquired from the developer—from property recorded as UCO’s own assets. It says the former is owned by members in common and is not recorded as UCO-owned property. The same statements list a building at 2102 West Drive and land among UCO’s recorded property and equipment.
