Familiar Village.
Changing prices.

The palms, neighbors, and recreation can feel reassuringly familiar. What someone will pay for a condominium has been far less predictable. A broader look at county records helps explain the surprising rises—and falls—in Century Village’s housing story.

Illustration of older residents comparing a vintage condominium brochure and modern information beside a palm-lined lake
An illustrative scene celebrating the community’s enduring appeal—not a photograph of a sampled property.

The broad conclusion: an uneven journey.

The records support a history of substantial increases, reversals, and recoveries across different periods. They do not support the idea that every apartment steadily appreciated—or that all parts of the Village moved together.

Some sampled units have lower recorded warranty-deed amounts years after an earlier transfer, followed by later increases. Others show mostly increases. The same recognizable lifestyle has existed through very different market conditions.

This is an exploratory study of county-recorded amounts, not a verified market-price index or a forecast. The county sale-history tables were inspected directly. Underlying Clerk deed images could not be opened in this research session.

24Units randomly drawn within eight selected subdivisions
180County-listed transfers retained for review
22Units with two or more screened warranty-deed entries
15Of those 22 show both an increase and a decrease

All 22 repeat-entry units show at least one increase. Fifteen also show at least one decrease between successive screened entries. These are counts within this sample, not estimates of the percentage of all Village homes that lost value. Amounts are nominal, not inflation-adjusted; market-sale status and renovation histories remain unverified.

The address stays the same. The number changes.

What repeat histories reveal.

Comparing the same unit over time avoids some of the problems of comparing one small apartment with another larger home. It still cannot control for remodeling, condition, assessments, partial interests, or unusual sale circumstances. The examples below illustrate patterns; all 24 selected histories appear farther down.

1977$15,3001987$18,5001999$8,5002020$15,7502023$72,500

A long reversal, followed by a much later rise. The 1999 recorded amount was below both 1977 and 1987; later entries were higher.

An early rise did not prevent a later setback. The 1996 amount was below 1982, and the 2015 amount only modestly exceeded 1982 in unadjusted dollars.

2001$27,0002006$100,0002013$28,0002017$50,000

Selected entries are shown above; these are not complete transaction chains. The detailed histories and downloadable ledger retain dates and references. First-of-month dates in older records may have limited historical precision. A percentage difference between two recorded amounts is not an investment return.

More than fifty years. More than one market.

How the story fits together.

The affordable beginning

A January 1969 advertisement offered units from $8,990 and maintenance from $34 monthly. These were advertised starting figures, not averages or a full accounting of ownership costs. Our new sample reaches back to 1973 and includes several early warranty-deed entries.

Historic advertisement: FDOT report, Figure 30 · Our 1971 booklet

Earlier decades were not a straight climb

Andover, Wellington, and other sampled histories contain reversals well before the 2008 crisis. That is an important finding: the story cannot be reduced to one recent Florida condo downturn. The records establish differing amounts; they do not, by themselves, establish why each changed.

The boom and housing crisis

The Andover, Northampton, Chatham, and Kent examples include higher pre-crisis amounts followed by lower later entries. The Federal Reserve describes the broader credit expansion, rising housing prices, and financial crisis of 2007–2010. That is context, not proof of the cause of a particular unit’s price.

Federal Reserve housing-crisis history

Recovery and the recent surge

Several sampled units have sharply higher amounts in the late 2010s and early 2020s. Local reporting in October 2023 also described rapid Century Village resales, including a condo reported at $36,000 in 2021, $125,000 a year later, and $140,000 six months after that.

What a buyer is really purchasing

A home, a lifestyle, and continuing obligations.

The appeal of pools, clubs, neighbors, and a convenient location can remain strong while the market price changes. Buyers must also consider insurance, upkeep, reserves, association assessments, applicable recreation charges, and their own financial circumstances.

For illustration, if a household has $1,200 monthly for housing and recurring costs rise from $500 to $800, the amount left for financing and other housing needs falls from $700 to $400. These are hypothetical figures, not Village fee quotations. The same budget pressure matters to cash buyers even without a mortgage.

Nor does a higher resale amount necessarily mean a profit. Inflation, renovations, transaction expenses, and years of ownership costs change the calculation. The benefit of having lived in the home matters too.

Condominium rules and reserve obligations also vary by building. DBPR explains that SIRS requirements generally concern qualifying buildings three stories or higher; it would be inaccurate to attribute every Village building’s costs to the same requirement. Lower-rise properties still need maintenance and financial planning.

Location means different things to different buyers

Can a walk to synagogue affect value?

Residents have observed that units closer to a synagogue can appear to command higher prices. There is a plausible reason: for buyers who do not drive on Shabbat or certain holidays, a practical walk to services can be a particularly valuable feature. Chabad’s explanation of Shabbat travel describes the importance of walking rather than driving.

Local listing services explicitly market homes by walking proximity to nearby synagogues. This supports the importance of the feature to some buyers; asking prices and marketing language do not prove a completed-sale premium.

Preferences vary within every community. A nearby synagogue may be essential to one buyer and have little influence on another. The same principle applies to proximity to a pool, clubhouse, bus stop, or other amenity: location has value in relation to how someone intends to live.

Useful evidence, honestly described

How we researched it.

Eight subdivisions were selected to broaden the earlier four-unit Dorchester pilot: Andover, Cambridge, Northampton, Somerset, Wellington, Windsor, Chatham, and Kent. County address searches and full-result exports produced 2,864 distinct matching parcels across these eight search frames after deduplication and geographic filtering.

Within each subdivision, parcels were sorted by parcel number and three were selected using a reproducible random draw (Python seed 20261031, in the subdivision order above). Selection occurred before price histories were inspected. Each selected record was then checked to confirm a Century Village condominium address and subdivision.

The county’s SALES INFORMATION tables supplied 180 entries. Seventy-two had nominal amounts of $100 or less; eight other non-nominal entries used instruments other than warranty deeds. The remaining 100 warranty-deed entries above $100 became 97 displayed date/amount observations after three same-date/same-amount repetitions were collapsed. Twenty-two units had at least two such observations; two had only one.

The earlier Dorchester pilot is not pooled into these sample counts. Equal allocation of three units per selected subdivision does not weight results by each subdivision’s size. The eight subdivisions themselves were not randomly drawn from all 29. This is therefore an exploratory, geographically broader sample—not a statistically representative survey of all Village units or associations.

What remains unverified?
  • The Clerk’s linked deed-image service timed out in this session. We verified the county tables and their book/page references, not the underlying deed images or documentary stamps.
  • A warranty deed does not prove an arm’s-length transaction. Amounts may require review for related parties, partial interests, bundled properties, or other circumstances.
  • Improvements, unit condition at each transfer, association charges, and transaction terms are unknown. Nominal and other instruments are retained for review rather than treated as ordinary resale prices.
  • Displayed histories differ in length. Missing entries are not proof that no transfer occurred. Some older dates may not have exact day precision.
  • No annual communitywide median, inflation-adjusted index, investment return, or synagogue-distance effect was calculated. The records cannot establish that all Village properties move together.

The sample contains substantial nominal gains, earlier declines, and later recoveries across several subdivisions. It does not establish that those movements are unique to Century Village or predict what happens next.

For an owner or buyer, the useful lesson is to compare recent completed sales of genuinely similar units and understand the continuing obligations attached to the home. A familiar lifestyle can remain worthwhile through very different market conditions.
